Building Energy Rating Certificates
From 1st January 2007, new dwellings for which planning has been applied or granted now requires a Building Energy Rating Certificate before it can be sold or rented. A BER indicates the energy rating of a property. SC Air Tightness & Ventilation not only provide a BER Certificate, we also issue an advisory report on how to improve your energy rating helping you to save costs.
New Dwellings:
The regulations apply to new dwellings for which planning permission was applied for on or after 1st January 2007. Transitional BER exemptions did apply to new dwellings for which planning permission was applied for on or before 31st December 2006, where the new dwellings involved were substantially completed on or before 30th June 2008.
New Non-Domestic Buildings:
The regulations apply to new non-domestic buildings for which planning permission was applied for on or after 1st July 2008. Transitional BER exemptions do apply to new non-domestic buildings for which planning permission was applied for on or before 30th June 2008, provided, the new non-domestic buildings involved were substantially completed by 30th June 2010.
Existing Buildings (dwellings and other buildings) when offered for sale or rent on or after 1st January 2009.
Exempted Buildings:
National Monuments, Protected Structures, Buildings used as places of worship, Certain Agricultural & Industrial buildings.
Recommendations to improve your BER:

Increasing insulation in the floor / wall / roof.

Replacing an existing boiler with a high efficient boiler.

Incorporating renewable energy technology into the building to provide towards space and water heating.

Installing energy efficient windows and doors.

Use low energy light fittings.

Insulate hot water cylinder and pipe work.

Make building air tight and control ventilation.
